Customers tend to rent from facilities that look clean and well cared for. Curb appeal is an important factor when customers are considering where to keep their treasures.
Even if your doors aren't extremely oxidized or faded, dust and grime can make your property look uncared for. After time, the paint on your doors can chalk. Customers do not appreciate this chalky oxidation which can get on their hands and dirty their clothes.An Easy way to Remove Chalky Oxidation from a Storage Door
A good cleaning can improve the look of your entire facility. Care must be taken not to get water in the unit as your customers have cardboard boxes just inches from the door and waterlogged boxes do not make customers happy.
Power washing or pressure washing is not recommended for cleaning self storage doors because most doors to not have seals that will keep water out of the units. Water under pressure, even with a nozzle on a garden hose can get water in the unit. Care must be taken to avoid the opening above the door and the "c" channels on the edges.
The safest way to clean the doors is by hand with mild soap and water withsoft bristled brushes on poles or with microfiber towels with plain water. Rinse them with a soft spray of a hose or you can just let the water run down the door. Make sure to rinse all cleaners off completely.If your doors have chalk, it should be removed. Your doors will look better and your customers will appreciate not having to get chalk on their hands and clothes. Your doors will look better too!
Removing the chalky oxidation is simple and easy to do. A typical 8’ x 8’ large door can be completely de-oxidized in 10 to 15 minutes. A bucket of plain water and amicrofiber towel is all that is required for this step. Wet the microfiber cloth and wring out. Fold into a pad. Start at the top and wipe across each rib. Re-fold the cloth to have a clean surface and rinse often in clean water. Most of the chalky oxidation will wipe off easily. A Prep Pad will help to cut chalky oxidation more easily.
A Storage Door Cleaning Kit will clean about 50 or more storage doors. If you don't have chalk or once most of the chalk is removed, the roll-up or swing doors can be washed with a mild soap and water and then rinsed with plain water. EZ-Prep Cleaning Concentrate is a very good de-oxidizer and does not leave a film. Just use 1 oz. per gallon of water. Rinse the doors down first. DO NOT apply any cleaner to a dry surface.
Just like washing a car, it is best, if possible, to wash your doors in the shade to avoid waterspots.
A soft bristled brush on a pole will do a good job to clean the door. Wash from side to side on rollup or panel doors, do not allow the soap to dry on the surface. Rinse completely with plain water and let dry.
It is a good idea to rinse down the oxidation and soap residue from the cement or slurry coat so it does not stain or leave chalky residue. This can be done while rinsing to avoid the oxidation drying and staining the asphalt. If you wipe most of the chalk off with the microfiber towels, you can avoid this.
